Finding You the Perfect Place to Call Home

Finding your next home doesn’t have to be a headache. Let’s take a team-oriented approach to guide you along the path. Are you ready to uncover the CP difference? Take this moment to break away from the traditional approach to elevate your experience.

Having relocated from New Jersey in 2014, Connecticut has been my home through many of life’s great adventures – my wedding in Mystic, the birth of my son in New Haven and purchasing my first home in Guilford. The experiences and lessons I’ve learned along the way uniquely position me to understand the challenges and excitement associated with that “next big step” feeling of buying or selling a home.

Before real estate, I held numerous roles within the digital marketing/advertising space and have spent over a decade putting clients messages in front of their audiences in an engaging and thoughtful way.

This experience has taught me that honest and clear communication is key. I pride myself on being able to listen to the needs of my clients, and always having their best interests in mind. From our very first meeting, my well-rounded approach allows me to deliver the highest caliber representation every step of the way – ensuring the best possible experience for my clients.

I constantly strive for continued growth, both professionally and in my personal life. I believe this mentality, along with a relentless work ethic, attention to detail and my over 10-year background in digital marketing are the key ingredients to ensuring success for my clients.

Your Path to a Successful Closing

  • Deciding to Buy
  • Preparing to Buy
  • Choosing a Real Estate Agent
  • Time to Go Shopping
  • Escrow Inspections & Appraisals
  • Closing & Moving In

So you’ve decided to take one of the biggest and smartest decisions of your life: buying your first home. Congratulations!

It’s exciting, but if you’re not fully prepared, it can be overwhelming, stressful and timeconsuming. Not to mention, that for most, buying a home is one of the most significant financial decisions of their lives. That is exactly why you should take care to do it right. Let's explore the steps you need to take before and while buying your first home.

Even before you decide to begin house hunting, it can be fun searching for the perfect home in the perfect neighborhood. Getting pre-approved can help ground your expectations about what you can and cannot afford. This ‘thumbs up’ from the lender, allows you to focus your search on homes in the price range they are preliminary willing to lend you.

While the process can vary from lender to lender, generally a credit check, review of your income, assets and debts are required before receiving a preapproval. This practice can uncover and alert you to possible problems which down the line that could hinder your ability to obtaining a mortgage.

Additionally, a pre-approval shows sellers that a lender has reviewed your financial situation and tentatively determined you can afford to buy a home. This gives sellers confidence that you can secure financing in a timely manner.

It’s your first time purchasing a home. You need to do it RIGHT. Hiring a real estate agent will make the entire process smoother, shorter and will help avoid potential headaches.

Real estate agents can provide local information on utilities, zoning, schools, and more. They also have detailed information about each property. Real estate agents can use that data to help you determine if the property has what you need. By understanding both your needs and search area, they can also point out neighborhoods you don’t know much about but that might suit your needs better than you’d thought.

Additionally, Buying a home usually requires dozens of forms, reports, disclosures, and other technical documents. A knowledgeable expert will help you prepare the best deal, and avoid delays or costly mistakes. Also, there’s a lot of jargon involved, so you want to work with a professional who can speak the language.

A home is so much more than four walls and a roof. And for most people, property represents the biggest purchase they’ll ever make. Having a concerned, but objective, professional helps you stay focused on the issues most important to you.

It’s time to get out there and find your dream home. Begin thinking about your ideal home.

  • Are you looking for a condo or a house?
  • How many bedrooms do you need?
  • Do you want a home in a suburb or a city?

Let your real estate agent know what you are looking for and where. Share your likes and dislikes so he/she can visualize your dream home and work on finding it for you! Once your realtor knows what you are looking for, he/she will filter out the options within the available inventory.

You can also use online resources such as Zillow to analyze the latest market trends, such as finding out the average home values in your desired area.

Inspections are for your protection. A licensed inspector will be inspecting the house from top to bottom, including all of your systems and mechanicals. The purpose of the inspection is to identify any issues that were previously unknown to you, such as radon in the basement, a leaky roof, and various other considerations, to make sure that everything is working properly and safely.

Once the inspection is complete, you will be provided with a detailed report. Be sure to thoroughly analyze this report and discuss any concerns with your agent, so he/she can best convey your concerns to the seller.

Closing costs are charges such as property taxes, title insurance, document preparation fees, transfer taxes, postage as well as the cost of the appraisal; and can range between 2-5% of the final selling price. This is another cost, therefore, to keep in mind when you and your agent are viewing houses, especially if you want to have some money set aside for exciting purchases like paint, furniture, appliances and/or renovations.
