Having relocated from New Jersey in 2014, Connecticut has been my home through many of life’s great adventures – my wedding in Mystic, the birth of my son in New Haven and purchasing my first home in Guilford. The experiences and lessons I’ve learned along the way uniquely position me to understand the challenges and excitement associated with that “next big step” feeling of buying or selling a home.

Even before you decide to begin house hunting, it can be fun searching for the perfect home in the perfect neighborhood. Getting pre-approved can help ground your expectations about what you can and cannot afford. This ‘thumbs up’ from the lender, allows you to focus your search on homes in the price range they are preliminary willing to lend you.

While the process can vary from lender to lender, generally a credit check, review of your income, assets and debts are required before receiving a preapproval. This practice can uncover and alert you to possible problems which down the line that could hinder your ability to obtaining a mortgage.

Additionally, a pre-approval shows sellers that a lender has reviewed your financial situation and tentatively determined you can afford to buy a home. This gives sellers confidence that you can secure financing in a timely manner.

Inspections are for your protection. A licensed inspector will be inspecting the house from top to bottom, including all of your systems and mechanicals. The purpose of the inspection is to identify any issues that were previously unknown to you, such as radon in the basement, a leaky roof, and various other considerations, to make sure that everything is working properly and safely.

Once the inspection is complete, you will be provided with a detailed report. Be sure to thoroughly analyze this report and discuss any concerns with your agent, so he/she can best convey your concerns to the seller.

Closing costs are charges such as property taxes, title insurance, document preparation fees, transfer taxes, postage as well as the cost of the appraisal; and can range between 2-5% of the final selling price. This is another cost, therefore, to keep in mind when you and your agent are viewing houses, especially if you want to have some money set aside for exciting purchases like paint, furniture, appliances and/or renovations.
